JCMLiving has acquired Avalon at Wesmont Station, a 406-unit residential community located at 100 Rosie Square in Wood-Ridge, New Jersey. The property has been rebranded as Volair Wesmont and marks the company’s latest expansion in Bergen County.

Volair Wesmont consists of four residential buildings constructed in 2013. Amenities include a pool with sundeck, fitness center, resident lounge, BBQ courtyard, dog run, bike storage, and work pods. The property also includes 18,000 square feet of ground-floor retail space and a parking garage.

The acquisition supports JCMLiving’s strategy of investing in high-quality multifamily properties throughout New Jersey. Volair Wesmont is part of the larger Wesmont Transit Station Redevelopment District and benefits from its proximity to sister property Rosera Wesmont.

Transit nearby Volair Wesmont includes the Wesmont Train Station, which provides direct service to New York City in approximately 30 minutes.

Work is underway at 220 East 9th Street, where a five-story parking garage is being expanded and converted into a seven-story residential building in Manhattan’s East Village. Designed by Colberg Architecture and developed by Arcus Development, the 74-foot-tall structure will span 31,231 square feet and yield 18 condominium units with an average scope of 1,735 square feet. The development will also feature a cellar level, a 22-foot-long rear yard, and enclosed parking for ten vehicles. Astor Nine LLC is listed as the owner of the property, which is located between Second and Third Avenues.

The structure’s window voids have been boarded up and scaffolding is being assembled over the main northern elevation above the sidewalk shed. The project calls for a partial demolition of the former garage. YIMBY expects this phase of work to finish sometime this summer.

No finalized renderings have been revealed for the project apart from the below elevation diagram, which was posted to the construction board. It appears that not much of the original structure’s facing will be incorporated into the new building. Instead, the design will feature a symmetrical fenestration with a grid of rectangular windows at the center flanked by arched openings on the eastern and western ends. Bookending the sixth floor are a pair of setbacks lined with metal railings for private terraces. The structure culminates in a flat parapet with a tall mechanical bulkhead. The entrance to the parking facility will be located on the eastern end of the ground floor.

The Department of Buildings ordered the former parking garage to close in August 2023 due to concerns over its structural integrity. The building was shuttered along with several other parking facilities across the city in the wake of the collapse of the Little Man parking garage at 57 Ann Street in the Financial District on April 18, 2023.

A list of residential amenities for the new building has yet to be announced.

The nearest subway from the redevelopment is the 6 train at the Astor Place station to the west.

220 East 9th Street’s anticipated completion date is slated for winter 2026, as noted on site.

Permits have been filed to convert a single-story structure into a six-story residential building at 3196 Webster Avenue in Norwood, The Bronx. Located between East 205th Street and East 207th Street, the lot is near the Norwood subway station, served by the D train. Mendel Fried is listed as the owner behind the applications.

The proposed 71-foot-tall development will yield 8,438 square feet designated for residential space. The building will have 14 residences, most likely rentals based on the average unit scope of 603 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Boaz M. Golani Architect is listed as the architect of record.

Demolition permits will likely not be needed as project calls for a vertical expansion. An estimated completion date has not been announced.

Governor Kathy Hochul recently announced the completion of the Bronx River Parkway Bridge Replacement Project, a $66.4 million infrastructure initiative in the Wakefield and Woodlawn neighborhoods of The Bronx. The project replaced a 75-year-old bridge that carried the parkway over the Metro-North Railroad with a new multi-girder steel structure. Led by the New York State Department of Transportation, the project also included rehabilitative work on an adjacent bridge spanning the Bronx River, enhancements to a section of the Bronx River Greenway, and traffic flow improvements throughout the corridor.

The new bridge features a concrete deck with shoulders on both sides to accommodate disabled vehicles, as well as new lighting, drainage systems, retaining walls, resurfaced pavement, and updated overhead signage. Nearby, the concrete arch bridge over the Bronx River received structural repairs, new safety barriers, and widened shoulders. Additionally, upgrades to the Bronx River Greenway included improved signage and handrails to support pedestrian and cyclist access under the bridge.

To improve traffic flow and reduce congestion, the northbound exit ramp from the parkway to Bronx Boulevard was extended by approximately 120 feet. Signal timing was also adjusted at key intersections, including East 236th Street and Bronx Boulevard, and Carpenter Street and East 236th Street. Landscaping improvements added 23 new trees and 189 shrubs to the surrounding area.

AvalonBay Communities, a publicly traded real estate investment trust, sold Avalon Wesmont Station, a 406-unit multi-housing community located in Wood-Ridge, for $161.5 million. JLL Capital Markets represented Arlington County, Va.-based AvalonBay.

The buyer was Cammeby’s International Group, a privately held real estate company run by Rubin Schron, one of New York City’s largest residential landlords. In 2013, he made an unsolicited offer of $2 billion to buy the Empire State Building. In recent years, Cammeby’s has broadened its portfolio beyond New York City to investment in properties in areas such as suburban New Jersey.

Bergen County is an attractive market for multi-housing investments because of its proximity to New York City and affluence. JLL said the Wood-Ridge submarket has seen strong rent growth and low vacancy rates in recent years.

Avalon Wesmont Station is located at 100 Rosie Square near major transportation routes such as Route 17, Route 3, and Interstates 80 and 95. The property is positioned as a convenient commuting option to New York City.

“The sale of Avalon Wesmont Station demonstrates the continued investor appetite for well-located, institutional-quality multi-housing assets in strong suburban markets near New York City,” said JLL Capital Markets Senior Managing Director Jose Cruz, who helmed the firm’s sales and advisory team. “This property’s strategic location, coupled with its value-add potential through unit renovations, made it an attractive investment opportunity in today’s market.”

Avalon Wesmont Station was built about 13 years ago and has a mix of studios, one-, two- and three-bedroom apartments that average 959 square feet. Its amenities include a swimming pool, sundeck with grills, resident clubroom with workstations, fitness center, and covered parking. The community also includes approximately 18,000 square feet of fully leased ground floor retail space.

JLL Capital Markets Investment Sales and Advisory team representing the seller was led by Cruz, Steve Simonelli, Michael Oliver, along with Directors Elizabeth DeVesty and Austin Pierce.

“Northern New Jersey continues to be a target market for investors nationally given the strong market fundamentals,” said Simonelli.

Shares of AvalonBay Communities have slid 7.5% to $203.38 so far this year on the New York Stock Exchange. The company has a market cap of $28.9 billion.
