Decades-long quest to build 1,000 homes off Route 9 in Old Bridge nearing fruition

OLD BRIDGE – One of the largest and longest-awaited housing developments in the state will be returning to the township Planning Board on March 27 with minor revisions to build more than 1,000 townhomes at Route 9 and Schulmeister Road.When completed, The Oaks at Glenwood will have 1,056 townhomes and 256 single-family homes.The application before the Planning Board centers on the townhomes which are proposed for 124 buildings. The single-family homes are not part of this Planning Board action.In 122 of those build...

OLD BRIDGE – One of the largest and longest-awaited housing developments in the state will be returning to the township Planning Board on March 27 with minor revisions to build more than 1,000 townhomes at Route 9 and Schulmeister Road.

When completed, The Oaks at Glenwood will have 1,056 townhomes and 256 single-family homes.

The application before the Planning Board centers on the townhomes which are proposed for 124 buildings. The single-family homes are not part of this Planning Board action.

In 122 of those buildings, eight townhouses are called for while two of the buildings will have nine townhouses, which will require a variance from the township's zoning ordinance.

In addition, the plan proposes 62 stacked townhouses but only 60 are permitted, requiring another variance.

Of the 1,056 townhouses, 918 will be market-rate units and 138 will be affordable.

MBM Old Bridge SPE-Phase 1, of Piscataway, is also asking for a waiver for the town's landscaping rules. The ordinance requires at least 3,198 shade/ornamental trees and 6,397 shrubs. The developer is proposing 1,524 shade/ornamental trees and 1,275 shrubs.

Waivers are also asked for parking space sizes and lighting in the parking areas.

The project dates to 2001 when the developer filed the first application for the project which was denied by the township, setting off long and convoluted litigation which did not end until 15 years later in 2018.

An amended developer's agreement was eventually finalized in 2020.

The full build-out of the project is expected to take several years.

The Planning Board's public hearing on the proposal is scheduled for 7:30 p.m. March 27.

Years ago brothers Demetri and Kosta Rexinis were kings of Middlesex County nightlife.

The former Branchburg residents co-owned Club Abyss and Deko Lounge in Sayreville, where beats pumped and liquor flowed from the 1990s into the 2000s.

They’ve since expanded their hospitality prowess to Monmouth County, co-owning Over Easy Kitchen in Marlboro, Holmdel and Fair Haven alongside restaurateur Frank Brusco. They also own The Gramercy at Lakeside Manor in Hazlet and The Bar in Sayreville.

But now they’re home and with a new restaurant co-owned with Brusco that pays homage to where they came from, how they’ve evolved and the town of their new venture.

After two years of conceptualization and construction, Madison Modern Social, a 200-seat contemporary American restaurant, opened April 3 in the Shoppes at Old Bridge, 3801 Route 9.

Until 1975 Old Bridge was known as Madison Township.

“It’s a tribute to Old Bridge and people who have been there for a long time,” Demetri said. “People appreciate that we are paying homage to what the area was called. It’s a little nod to the town saying, ‘We didn’t forget you.’“

They didn’t forget their own pasts, either. Knowing ambiance is everything, Madison Modern Social features a modern and sleek supper club vibe that includes black-and-white flooring, a sexy red-lit bar, oversized chandeliers and plush emerald seating.

“Nightclubs have become the new restaurants,” Demetri said. “Madison Modern Social is staying true to vibe dining. We want our guests to feel, ‘I’m in Old Bridge, New Jersey, but when I come through these doors I feel like I’m sipping on a cocktail on the Mediterranean.’“

And of course that includes the music, which reflects the co-owners' Mediterranean backgrounds − the Rexinis’ are first-generation Greek and Brusco is first-generation Italian – as well as the Rexinis’ storied nightclub experience.

“We are playing everything from new disco to jazzy house to Mediterranean vibes,” Demetri said. “It’s a little of everything and we want to take our guests on a bit of a ride.”

Mediterranean culture, as well as creative global fare, is on the menu, too.

Items include housemade pastas like spicy lumache with spicy mezcal sauce, n'duja sausage, stracciatella, chili crisp and shiso; raw bar items like oysters with rotating mignonette; and small plates like house bacon with maple caramel and popcorn creme as well as fried rice arancini with pickled carrots, edamame, romesco and spicy chili crisp.

Large plates include steaks, beef wellington, eggplant caponata, chicken Parmesan and Korean half-chicken. A sushi menu, with rolls like coconut shrimp and lobster surf & turf, is also available.

Hours are noon to 11 p.m. daily and after Easter Sunday brunch with live music will be offered.

Seeing the restaurant come to life has been the pinnacle of Demetri's career.

“It’s probably the best decision that we have made,” he said. “We wanted to do something different and more elevated and put our best foot forward. This restaurant benefits from our experience − the good, bad and the ugly − and that’s what we’re excited about.”

Central 9 Logistics Park is a blockbuster industrial project even for New Jersey, a national hub for distribution centers and warehouses.

Edison, New Jersey-based 2020 Acquisitions' development in Old Bridge is slated to have nine buildings with roughly 4.2 million square feet of space when it's completed. The first phase of the project was finished in 2024, with four buildings constructed totaling 1.9 million square feet. The state-of-the-art industrial park spans 800 acres and has created over 2,000 jobs, a transformational project that's boosting the regional economy.

That's why Central 9 Logistics Park has been selected by a panel of industry professionals as the 2025 CoStar Impact Awards commercial development of the year for Northern New Jersey.

The project has already received accolades in the Garden State, winning the 2024 United Way New Jersey Industrial Impact Award and the 2024 NAOIP New Jersey Industrial Deal of the Year award.

There has been tension between municipalities and developers following a surge of warehouse projects in New Jersey. But Efrem Gerszberg, the sole principal and president of 2020 Acquisitions, worked closely with the township of Old Bridge to have his project come to fruition. With that $35 million public-private partnership, Gerszberg was able to assemble a large swath of vacant land — rare in the Garden State — and win local approvals for Central 9 Logistics Park. The project also received a payment-in-lieu-of-taxes, or PILOT, award for 30 years, ensuring local tax stability.

About the project: Gerszberg struck a deal to acquire a parcel of land from Old Bridge in exchange for building an 18-hole public golf course, the Old Bridge Golf Club at Rose-Lambertson, for the township. As part of its partnership with the township, 2020 Acquistions made other contributions to the community, including millions of dollars of road improvements and $100,000 toward a new firehouse.

One of the Central 9 Logistics Park buildings completed in 2024, 600 Fairway Lane, was leased to Discovery SCM, a Chinese third-party logistics provider. And Paragon Packaging, a woman-owned business, signed the inaugural lease for the new industrial park — for Building 2 at 200 Fairway Lane — in 2023. That's one of two buildings slated for the logistics park's second phase. Cushman & Wakefield is handling leasing for the development.

What the judges said: Based on its sheer size alone, Central 9 Logistics Park is an impactful project, according to Andrew Moss, director of leasing and acquisitions at Forsgate Industrial Partners. "Very few commercial developm ents of this size come along every few years," said Joseph Nicholson, Montclair State University associate professor, hospitality and tourism.
