The STRO Cos. and KRE Group have landed two tenants to prelease nearly 137,000 square feet of new industrial space in Florham Park, brokers with Cushman & Wakefield said Wednesday.

The tenants, Johnstone Supply and PIMS Inc., will occupy 42,000 and 94,714 square feet, respectively, at the property at 19 Vreeland Road. The deals come ahead of the building’s full completion, slated for later this spring, following the start of construction less than a year ago.

Cushman’s Bill Waxman, Jeff Volpi and Morgan Nitti represented STRO and KRE in the leases, noting that preleased speculative buildings accounted for less than 3.5 percent of new leases in 2024 and none in the first quarter of 2025.

“The preleasing of 19 Vreeland Road underscores the strong demand for high-quality industrial space in the Morris County area,” Volpi said. “The building’s state-of-the-art features and strategic location make it an ideal choice for tenants looking to optimize their distribution operations.”

The 136,714-square-foot warehouse, which occupies a former office and data center property some five miles from interstates 280 and 287, has 36-foot clear ceiling heights, 26 loading docks and one drive-in, according to a news release. C&W added that the property is designed for distribution use and has parking for 36 trailers and 108 cars.

“19 Vreeland was a three-year project and the first of its kind for Florham Park,” said Elliot Ferris, senior director of leasing for STRO. “We are pleased to have pioneered a state-of-the-art logistics facility in the town and brought two excellent tenants to this market. The STRO/KRE partnership is appreciative of the Cushman & Wakefield team’s diligent and persistent efforts in preleasing our asset.”

KRE Group President Jonathan Kushner added: “Steve Milstein and the STRO team are among KRE’s most valued partners, and we’re proud to have completed another successful lease-up together.”
