A Morris County neighborhood is pushing back against plans for a massive digital billboard to be introduced next week, expressing concerns about various impacts on residents' quality of life.

A letter posted Wednesday from Beth Tecchio, president of the Indian Lake Community Club in Denville, informed club members of the advertising sign project at 4 Indian Road to be discussed at the upcoming township zoning board meeting March 19. The meeting is scheduled for 7 p.m. at the Denville municipal building on St. Mary's Place.

Property owners near the site previously received a letter from a law firm representing Outfront Media, the company seeking to construct the sign. The company is represented in the application by the law firm Price Meese Shulman & D'Arminio.

Outfront is looking to install the billboard 90 feet in the air, with a height of 13 feet, 7¾ inches, and a width of 47 feet, 3 inches, the letter said. It would include a 644.8-square-foot, multiple-message sign facing Route 80 east and a 672-square-foot static sign directed toward westbound travelers.

The letter contains numerous variance requests pertaining to Denville's municipal code. The zone permits a maximum billboard height of 30 feet, and an electronic sign area may not exceed 2½ square feet, 10 inches in height and 36 inches in width.

Tecchio's message included a list of potential negative effects for homeowners should the sign be approved, including decreased property values, light and noise pollution, and the aesthetic impact on the neighborhood. She encouraged all nearby residents, including non-members, to attend Wednesday's meeting.

"Your voice matters, and there is strength in numbers," the letter read. "This is your opportunity to express any concerns before a decision is made."

The Indian Lake Community Club is home to roughly 1,200 residences around 86-acre Indian Lake, the organization's website says.

Outfront bills itself on its website as "one of America’s most innovative media companies," with a commitment to using creativity and technology to grow its partner businesses.

"Crystal clear and eye-catching advertisements day or night," the website reads, "our digital billboards command attention for local and national brands."

Construction is underway on a nearly 119,000-square-foot industrial building in Denville that will be home to a fast-growing moving and storage company.

Its developer, Cervenka Development Partners, has tapped PREMIER Design + Build Group as its general contractor for the project at 20 Dock Road, with completion slated for the fourth quarter and plans that call for a 36-foot clear ceiling height, 18 dock doors, one drive-in door and parking for 52 cars and 12 trailers. Its future tenant, Zippy Shell, will use the facility as a key distribution center for its logistics operations and to expand its reach across the Northeast, benefiting from a location that is a three-minute drive from Interstate 80.

The three firms were among those on hand recently for a groundbreaking ceremony.

“The acquisition of this property and development of our Denville facility is another example of how we are expanding our property ownership and is a pivotal step for growth in the New Jersey and surrounding markets,” Zippy Shell CEO Mark Kuhns said. “This cutting-edge facility is perfectly located to serve millions of customers and will help streamline our logistics operations, improve service efficiency and support our continued growth in the region. Our goal is to become the nation’s largest portable containerized moving and storage company providing the best solutions for our customers.”

In announcing the project, the firms noted that the site offers direct access to major transportation routes and is 90 minutes from more than 20 million people.

“We are excited to collaborate with Cervenka Development Partners and Zippy Shell on this modern industrial facility,” said Alec Zocher, cofounder and managing principal of PREMIER. “With demand for high-quality logistics and distribution space at an all-time high, this project will deliver long-term value to both Zippy Shell and the greater Denville community.”

Murphy Schiller & Wilkes LLP advised Cervenka Development Partners on the initial acquisition, redevelopment designation and plan adoption, land use approvals, resolution compliance, the negotiation of two joint venture agreements and the sale of the property. The MSW team included Kellen Murphy, Chris Murphy, Lisa Lomelo, Jessica R. Brenner, Stephanie McLeish and Diana Dziedzic.

Ownership, meantime, has retained JLL Executive Managing Director Chris Hile and Managing Director Howard Weinberg to market the remaining 57,457 square feet of industrial space at 20 Dock Road.

“The strategic location, robust infrastructure and access to major markets make Denville a prime logistics location,” Howard said, citing the region’s extensive highway network, multiple rail lines and proximity to major ports and airports. “We anticipate a great deal of interest in the remaining space at this brand new facility.”

The project team also noted that the development will create more than 80 local construction and trade jobs, providing opportunities for skilled workers. Upon completion, half of the facility will support more than a dozen permanent full-time positions in logistics, administration and operations, while also contributing substantial tax revenue to Denville.

Everyone is rushing over to get a crispy "bar-style" pizza at Cafe Crevier in Denville after Dave Portnoy from One Bite Pizza Reviews gave their thinny thin pizza a score of 8.5 on Thursday.

The review totally transcended the restaurant as the shop experienced a hectic yet extremely profitable weekend. Owner Brittany Crevier said the shop was mobbed with people all weekend long as her and her team prepared hundreds of pizzas over the weekend as customers lined up outside the store anxiously waiting to try the coveted pie.

"It's been crazy and overwhelming but that's been a good thing," said Crevier, who said they even had to shut down online ordering for some time on Sunday so they can give those who were dining in for Mother's Day the best experience possible.

Her partner's restaurant, Angeloni's in Caldwell, also received a high score from Portnoy back in 2020 as they received an 8.8. She worked there for over eight years and experienced a similar rush of customers when that review dropped. Portnoy reviewed the pizza weeks prior and the owner did not know when the video would be uploaded, but this time she was prepared for the madness as she has hired many new employees to handle this busy stretch of weeks. She is even getting a new pizza oven installed after the surge of hungry customers.

Portnoy reviewed the regular thinny thin but this special pizza also comes with various different toppings and specialty pies which include margherita sauce, sausage, onion, hot pepper, sweet and spicy pepperoni, hot honey and more. The Easy on the Pizzi specialty pie dedicated local pizza influencer Anthony Pizzi is one of its kind with a vodka sauce base topped with pepperoni, stracciatella, basil and Hive House honey.

Crevier would advise customers to come to the shop to come during the week and during the day if they are able to avoid the busy weekend crowds.

Cafe Crevier has been open for a year and half, but they just added pizza to the menu in February of this year. Other popular menu items include their signature pork chop that comes over Brussel sprouts, pancetta and apple compote and their Hot Vinegar chicken that comes with a breaded chicken cutlet served over cherry peppers, pancetta, mashed potatoes in a tangy vinegar sauce. Also have a popular seafood selection like with their risotto served with clamps and mussels.

The owner would describe her eatery as a bistro-style restaurant that separates itself from other classic Italian shops. They have wide selection of foods that go beyond Italian dishes such as burgers, tacos, salads and more with unique specials served on different days with an everchanging menu.
